Indoor Air Quality Tips
- Operate fresh air ventilation fans based on the occupancy and the volume of space. In addition to the minimum fresh air requirement per occupied area, the ventilation rate per person should be at least 2.5 lps in guest rooms, meeting rooms, office rooms whereas the ventilation rate per person should be minimum 3.8 lps in lobbies, corridors, as per the ASHRAE 62.1 – 2016
- Monitoring the Humidity levels in the hotel and ensure to maintain the levels less than 60% to mitigate mold formation. Provide fresh air with a dew point below 16 oC to eliminate the risk of condensation in conditioned spaces
- According to ISO 16000-3, indoor paints and varnishes emissions must not exceed 0.25 ppm upon first application and must be less than 0.05 ppm after 24 hours from the first application. Increase the ventilation rates when the TVOC and formaldehyde counts are more than the recommended ranges
- Monitor the CO (Carbon Monoxide) concentration in car parking which must be less than 25 ppm for an eight hour time weighted average. Consider operating the car park exhaust in auto mode based on the vehicle movement and CO concentration
- Monitor the CO2 level on regular basis in the hotels which should not exceed from range of 800 – 1,000 ppm
- Ensure to clean the HVAC ducts using robotic cleaning system as per the NADCA (National Air Duct Cleaners Association) standards once a year. NADCA Certified ASCS (Air Systems Cleaning Systems) have to be contracted for this specialized cleaning service
- Establish an effective smoking policy that protects nonsmokers from involuntary exposure to secondhand smoke
- As a recommended practice, the AHU / FAHU planned preventive maintenance need to be conducted on a quarterly basis and replace the filters at a frequency of every six months. Clogged and dusty filters reduce airflow and increase the amount of pollutants and allergens in a closed environment
- Consider testing the indoor air quality as per the regulations of DM / OSHAD for a frequency of every six months by a designated and authorized Air Quality Testing Lab
- Use Indoor plants like Devil’s Ivy or pothos (Epipremnum aureum), Dwarf Date Palm (Phoenix Roebelenii), Peace Lily (Spathiphyllum) for better aesthetic looks and improving air quality
